Location: 6 miles Northeast of West Branch; 9 miles Southwest of Tipton;
700 Block of 280th Street, West Branch, Iowa
Directions: From Interstate 80 at Springdale/West Liberty Exit 259. Go north 1 1/2 miles to 280th Street then East 3/4 mile to Northwest corner of Tract 1. Tracts are posted.
Legal Description: Located in Sections 5 & 6 T79N R3W of 5th PM, Iowa Township. Property is being offered using the Public Land Survey System from Cedar County. Seller will provide a survey necessary to identify property lines.
Cell Tower: Located on Tract 3, the land is leased by landowner for $483.82 per month. The lease expires on August 9, 2039 with a Consumer Price Index (CPI) escalation every 5 years.
Property: 295.03 taxable acres offered in 4 separate Tracts with bidder's choice of Tracts
Property taxes: Gross real estate taxes for year 2016 are: $9004.00
Procedure:
Property will be sold on a dollars per acre basis. The Buyers Choice method of
sale will be used giving the successful bidder the choice of any one or more of
the tracts in any combination. Any remaining tracts will be offered using the
same choice method until all the tracts are sold.
Terms:
This is a cash sale with no contingencies. Buyer shall make a ten percent (10%)
down payment of the purchase price at the conclusion of the auction, the balance
to be paid at closing on or about October 31, 2017. Sellers agree to cooperate
with an exchange buyer.
Seller retains a reasonable reserve and the right to accept or decline the bid
price.
Possession will be given at closing subject to the 2017 lease until March 1,
2018. The lease proceeds will be paid to the seller.
The real estate taxes to be prorated to March 1, 2018 using current tax
information.
